This is a spacious double upper flat retaining many charming features, with its own secluded south-facing garden in the west end of the town. Its location is less than a minute’s walk from the West Bay and the first tee of the West Links Golf Course. The house has been substantially improved in recent months and we anticipate 4 Star Rating for this year.

The bay windows in the sitting room and master bedroom, together with the bedrooms on the upper level, enjoy beautiful views to the West putting green and beyond to the Firth of Forth, Craigleith Island and the Harbour.

First Floor

The generously proportioned lounge, which retains many of its original features, has a 3-2-1-1 lounge suite, full size colour television and video recorder. There is also a substantial dining alcove containing a beautiful pine dining table, with seating for eight people, and a pine dresser. The original oak mantel with gas fire, together with other occasional furniture, make the room complete. New, honey-coloured, quality carpeting clads the floors throughout the entire property.

The large kitchen with its new, white Shaker style units and maple laminate flooring faces south onto the garden. There is a new gas cooker, dishwasher, washer/drier, fridge/freezer, toaster, kettle and full complement of kitchen utensils. The spacious bathroom has a white three piece suite with power shower over the bath.

The main bedroom which overlooks the sea has a double bed, wardrobe and drawers, all in antique pine which is the theme carried out in all of the bedrooms. There is also a twin bedroom on this floor overlooking the pretty garden. All bedding is provided though we would ask that you bring your own towels.

Second Floor

The two twin bedrooms on the upper level have views over the sea.

A beautiful new shower room with white WC and wash-hand basin has recently been added on this floor.
