This is a newly converted semi detached property in one of the most enviable positions in Gullane. Originally part of a large mansion house, the house enjoys a spectacular view of the Firth of Forth coastline, the sandy beach of Gullane Bents and the famous Muirfield Golf Course, home of the 2002 Open Championship. Access to the beach is by a gate at the bottom of the shared well-maintained gardens. The local shops, restaurants and bars all lie within a 5 minute walk of this high quality property.

In the lounge there are 3 windows, all benefiting from the wonderful sea views; this room is furnished with a settee and two easy chairs, television with video and DVD player and other occasional furniture. The focal point in this bright, airy room is the beautiful fireplace with matt black granite surround.

The large sunny, east facing kitchen has a dining area with seating for 6 people. This is fully fitted with wall and base maple units and glossy black granite worktops with all of the appliances being built-in. This consists of a gas hob and electric oven, built-in microwave oven, fridge/freezer, washer/dryer and dish-washer. There is also a full complement of kitchen utensils.

There are two beautiful bedrooms, a double with an en suite shower room and a large twin room which also has a day bed settee, which can convert into two extra single beds. Both bedrooms have fully fitted wardrobes. The double bedroom has the huge advantage of the beautiful views over Gullane Bay.

The tiled bathroom has a white suite, comprising bath with shower over, WC and wash-hand basin.

There is a lovely patio area at the entrance to the house which is complete with table and chairs for ‘al fresco’ dining during our hot summer evenings!
